WEYMOUTH – An atypically shaped lot in The Landing could be redeveloped for two retail spaces and 20 condos.

The zoning board of appeals heard the mixed-use proposal Wednesday evening from developer Peter Chew to tear down the existing one-story commercial space at 89-97 Washington St. In its place would rise a three-story building on the seven-sided lot, or as one board member put it, a "horse-head shaped lot."

The building was originally constructed in 1920 and is located between the post office and Napoli House of Pizza. It held the former Weymouth Books store and current tenants include a tax business, hair salon and spa. 

In the proposal, the first floor would have two 1,000-square-foot spaces for commercial use and the second and third floors would have 20 condominium units averaging 1,200 square feet. A parking lot would also be located behind the commercial spaces and under the second floor, with 30 spaces for residents and eight spaces for retail.

The proposal also calls for a small triangular park in the back of the lot as well as space on the roof for a gym, meeting room, patio area and a solar array. The project is proposed to have a connection to Weston Park, which is just south of the location.

Chew said he has built a condo project in Boston. He plans to own anywhere between two and five of the units he builds in his Weymouth project.

Members of the zoning board posed questions about access to the property for the fire department, waste management services and package deliveries, as well as potential pedestrian safety concerns with the parking lot and the style of the fence. 

The zoning board continued the hearing to June 12.
